Holiday House

We’re waiting to see if agent Troy Stowe can get the Atlanta Holiday House and Decorators Show Home, priced at $14.5 million, under contract by the time it closes on Sunday. It’s possible – the holiday house listed by Stowe two years ago, also another Steven West Custom Homes creation, went under contract for $7 million at the end of the 2007 show.

Of course, it’s a tougher market this year and buyers are more cautious. And the price tag on the 7-bedroom, 9-full and 4-half bath French estate at 3410 Ridgewood Road, with approximately 20,000 square feet, is twice as much.

The Beacham & Co. agent admits they broke ground on the Buckhead home when the market was performing better, but they “couldn’t look back. We couldn’t stop. We felt like we’ve created something very special.”

In all that space, there’s seven fireplaces, a six-car garage, and imported French limestone floors and molding makes a stunning statement in rooms such as the foyer and keeping room. Among the other features: an indoor sport court with 25-foot ceilings that Stowe hopes will attract an athlete or at least a buyer with an active lifestyle.

Stratford Walk exterior

I’ve been getting cozy near the fireplace in my house, but I am envious of the four fireplaces in this $1.04 million home at 3875 Stratford Walk Circle N.E.

The stately five-bedroom, five-full and one-half bath home, built in 2005, is listed by Suzy Smith with Keller Williams Realty First Atlanta. Its features include fireplaces in the dining room, formal living room, family room and basement.

For those with shopping on the to-do list, the North Buckhead home is near Phipps Plaza and Lenox Square.

Inside, I’m drawn to all the spots for lounging and entertaining on all three full finished levels. There’s a large sitting area in the master bedroom, and the kitchen has two butler’s pantries and a breakfast bar for guests to loiter … if they don’t choose to bask in the glow of the fireplace.

Habersham Way

After nearly two years on the market, this Regency-style home in Buckhead designed by Bill Harrison and built by Mark Palmer has sold for $2.632 million. The seller backed way off the original list price of $4.35 million for the home at 2920 Habersham Way, even after lowering it in May to $3.4 million, the home’s appraised price.

“It’s just the sign of the times with the market right now,” says listing agent, Jo Ellen Bradley with Beacham and Co.

The Peachtree Heights home, completed in 2000, had two rooms that replicated the owner’s flat in London and luxurious details such as hand-carved marble mantles from China. The formal interiors caused Bradley to bring in a designer to soften the interiors, by creating a family room closer to the kitchen – where the dining room had been – and incorporating contemporary fabrics.

She says the European architecture of the five-bedroom, five full and three half-bath home was only going to attract a certain type of buyer, and that’s what happened, with the buyer having connections to England. Betsy Akers of Atlanta Fine Homes Sotheby’s International Realty represented the buyer.

320 West Paces Ferry Road sold for $3.5 million

Let’s face it: Homes are still selling far below what owners are asking. Historic Buckhead properties are feeling it, too.
Look at the recent $3.5 million sale of the the Philip Shutze-designed house at 320 West Paces Ferry Road, formerly home to the Southern Center for International Studies. The original price: $4.995 million.
Agent Wendy Zoller with Atlanta Fine Homes Sotheby’s International Realty (www.atlantafinehomes.com) faced the challenge of selling the West Paces property, known as the Goodrum House and built in 1929. She says it was difficult to compare it to other homes because of its history and interior details such as hand-painted murals.
It took Zoller six months to sell the home, which was listed prior to that with another agent.
“You wouldn’t believe the calls I’ve gotten (asking) who did you sell it to? People who care about the history of Atlanta certainly are really wanting to know what’s going to happen to it,” she says. “So many people were frightened that it was going to be torn down.”
It sold this summer to the Watson-Brown Foundation (www.watson-brown.org) for its new Atlanta headquarters. The organization did an appraisal that valued the house at $3.5 million, and it paid $100,000 for all the furniture.
So what’s in store for it? Plans are to restore the home and the garden, and open it up to the public, with Zoller saying it will become a tribute to the Shutze.
